Margo – the first planning application for Årstafältet

With the submission of the first planning application, Parkstaden Årstafältet takes a significant step from vision to reality. Kjellander Sjöberg, in collaboration with Wallin Bostad, has submitted the first planning application for Phase 1 of a major development that will deliver 8,000 new homes, a 25-hectare park and two new underground stations. Sales are expected to launch in autumn 2026, with construction scheduled to begin around the turn of the year.

The residential scheme Margo comprises 110 homes across seven building volumes, each with its own distinct character. By combining geometric patterns with a calm colour palette, the design creates a visual balance between order and spontaneity. Margo draws its identity from the meeting of the urban and the natural. Located directly on the edge of the neighbourhood park and beside two ponds, with boardwalks and pedestrian routes, the development offers a strong sense of urban living while providing immediate access to nature.

Centred around a spacious and welcoming courtyard, the scheme places a strong emphasis on urban gardening, complemented by shared amenity spaces and ground-floor commercial premises for shops, restaurants and local services.

LandArk is responsible for the landscape design, and Noccon has been appointed as the main contractor.

New homes in Hjorthagen

We are delighted to announce that the competition for Rådjursstigen and Villebrådet has now been approved, following a competitive selection process in 2025. Wallin Bostad in collaboration with Kjellander Sjöberg were selected as the winning team and awarded two of the four residential plots.

Set in a lush green urban setting in Stockholm, where Hjorthagen meets Norra Djurgårdsstaden, the project will deliver 80 new homes across two buildings. The scheme is characterised by ambitious sustainability targets and a carefully considered architectural approach, balancing high-quality residential qualities with respect for the site’s rich natural and cultural heritage.

The project has now passed the consultation stage of the planning process, and we look forward to continuing the work ahead of the planned construction start in 2029.

Green light for Brommaplan regeneration

Kjellander Sjöberg, in collaboration with Revelop and the City of Stockholm, is developing Brommaplan into a more cohesive and vibrant district centre.
The City Planning Committee has decided to initiate the planning process, with the aim of presenting a proposal for a new detailed development plan for public consultation in September 2027.

The purpose of the detailed plan is to improve movement flows, with a focus on prioritising pedestrians and cyclists, as well as enhancing the quality of public spaces through clearly defined meeting places and improved public realm.
Existing uses will be expanded and complemented to create a more vibrant and mixed district centre in a well-connected public transport location. The proposal enables approximately 190 homes, along with retail and visitor-oriented uses, offices, and mobility solutions.

The architectural concept is based on preserving and building upon existing places, buildings, and distinctive features, with new additions carefully balancing cultural and heritage values. The urban structure follows the character of the site and its varied topography, with sensitive adaptations to neighbouring areas.
Public squares and routes will be strengthened through clear framing and improved connections, with active ground floors contributing to increased safety.

The proposal represents an important contribution towards achieving Stockholm’s housing targets.

Double nomination for The Pineapples awards 2026

Kjellander Sjöberg has been shortlisted with two projects for The Pineapples awards 2026 in the UK – an international award presented by The Developer celebrating outstanding placemaking projects at every stage of their lifecycle that make a positive contribution to urban life. In the Future Place category (over 20 hectares), Tendring Colchester Borders Garden Community has been named a finalist. The second nomination recognises Trollhättan 6 in Malmö in the category The Pineapple for International Future Place.

Tendring Colchester Borders Garden Community is a masterplan for Latimer by Clarion Housing Group and comprises a new sustainable garden community delivering approximately 7,750 homes. The masterplan has been developed in collaboration with Haworth Tompkins, Periscope, Grounded, Exploration Architecture and Stantec.

Trollhättan 6 in Malmö is being developed with Skanska Fastigheter and Riksbyggen, in collaboration with the City of Malmö and our wider team Superlokal: Kjellander Sjöberg, Förstberg Ling, We Made That and Ramboll.

The shortlisted teams presented their projects in February, with the winners announced at the Pineapples Award party on 22 April. The double nomination highlights the practice’s strong international contribution to sustainable architecture and urban development.

Gäddviken masterplan reaches key milestone

Gäddviken represents the sixth phase of the Kvarnholmen regeneration in Nacka and stands as one of the most significant waterfront urban revitalisation projects in the Stockholm Region. The planning site spans approximately 15 hectares along Svindersviken, dramatically framed by the Finnberget cliffs and the former strait of Hästholmssundet. It is a place where a distinctive landscape meets rich industrial heritage – once home to Stockholm’s superphosphate factory and the Cirkelkaffe coffee roastery.

Kjellander Sjöberg won the invited design competition in 2013 and has since led the work on the urban vision and masterplan in close collaboration with the developer KUAB and Nacka Municipality, with SWMS as the landscape architects.

The illustrated masterplan and parameter plans, which are now being released for public consultation, allow for approximately 1,600 homes alongside the creation of public realm featuring multi-functional parkland, a new urban beach, and a continuous waterfront promenade along Svindersviken to provide new spaces for leisure by the water.

The design concept is informed by the site’s specific context and history. The materiality and colour palette of the blocks connect to the various historical layers of the existing buildings – ranging from 19th-century industrial brickwork to the light, 1950s functionalist residential blocks on Finnberget. The urban structure opens up towards the south and the water, offering expansive views, excellent natural light, and clear connections throughout the built environment.

Simultaneously, the adjacent masterplan for Utblicken & Förmansbostaden has reached the consultation stage – bringing a further c. 200 homes and a nursery to the southern slope of Finnberget, carefully designed to complement the culturally significant 1940s Foreman’s Residence.

Sales launch: House of Nelly on Kungsholmen

Kjellander Sjöberg’s new residential project for Besqab is moving into its next phase. House of Nelly, centrally located on Kungsholmen in Stockholm, is now on the market. Future residents are invited to discover a thoughtfully designed block that places emphasis on natural light, generous spatial qualities, and close proximity to both recreation and vibrant city life.

The project comprises 82 apartments and a commercial unit at street level, with recessed balconies and spacious terraces on the top floor, designed to create distinctive and flexible homes. The building has been designed to harmonise with the existing character of the block, drawing on a brick architectural language and responding to the division and rhythm of the surrounding streetscape. The homes meet high standards of comfort, with strong performance in terms of climate and energy efficiency. The ambition is to contribute to a lively street environment and enrich the cityscape with a building that combines beautiful materiality and well-balanced proportions with carefully considered detailing.

Styrmansbron nominated for the Swedish Transport Administration’s Architecture Prize

Kjellander Sjöberg’s red bridge in Malmö, Styrmansbron, is one of four projects nominated for the Swedish Transport Administration’s Architecture Prize, awarded every two years. The aim is to highlight exemplary infrastructure projects – public works – that have addressed complex technical challenges in ways that are both innovative and sensory. The projects recognised contribute added value in a broad sense and foster a deeper understanding of their setting. The winner will be announced at the Architecture Gala on 26 March at Sara Kulturhus in Skellefteå.

Kjellander Sjöberg won the competition in 2020 together with the London-based bridge engineer Ian Firth and Sweco Civil, commissioned by the City of Malmö and Varvsstaden. The bridge has been designed as a sustainable and elegant link for pedestrians, cyclists and buses, as well as a place to pause and spend time. Its red colour was inspired by the red brick industrial buildings of Kockums in Varvsstaden.

Slakthusområdet Phase 2, Central Cultural Quarter

Kjellander Sjöberg is working with Atrium Ljungberg and the City of Stockholm to develop Blocks I and K in the central part of the emerging Slakthusområdet neighbourhood. The planning application for the two blocks in Phase 2B allows for approximately 130 homes arranged around a green courtyard adjacent to the new Central Park, as well as a new office building of around 11,000 sq m (GEA) facing Rökeritorget and the heritage former slaughterhouse halls. The proposal is currently out for consultation as part of a new detailed plan, with adoption expected in Q4 2026.

This second phase of the Slakthusområdet development comprises a total of five planning applications. The area is located in the central and eastern parts of the neighbourhood and contains several buildings of significant cultural and historic value. Overall, it includes plans for approximately 600 new homes, a secondary school, parks, public squares, and an entrance to a new underground station. In addition, around 90,000 sq m (GEA) of office space is planned, with ground-floor commercial and school facilities within retained buildings, as well as a further 50,000 sq m (GEA) of office space with ground-floor amenities in extensions and new buildings.
